Rathdown Road involves the construction of purpose-built student accommodation with 289 bedspaces split across two blocks, which is strategically located near Grangegorman Luas stop, enhancing connectivity for the students.
Block A comprises 88 bedspaces in 11 clusters, extending to three stories, with internal amenity space. Block B is a seven-story structure (reducing to five in the south) with 201 bedspaces in various clusters and significant internal amenity space. The development includes a central courtyard, roof terrace, balconies, a gym, TV and study areas, a cinema room, and lounge areas. Ancillary facilities such as a substation, switch room, and refuse store are also incorporated. The project aims to provide modern, comfortable student living with an emphasis on community spaces and amenities.
AirconMech were contracted to deliver the mechanical package at Rathdown Road Student Accommodation. Our specialist team equipped each apartment with a Heat Interface Unit (HIU) to provide heating and domestic water, installed water storage tanks, a cold water booster, boilers, return pumps, buffers, and a Motor Control Center (MCC)in the plant room. In addition, the AOV smoke shaft systems with Crossflow technology and Building Management System (BMS) controls were installed for the main plant items and each apartment.

As Technical Director, Anthony Hayes blends over 22 years of mechanical engineering and building services experience with astute commercial thinking. Overseeing AirconMech’s technical design, project management, and estimating teams, Anthony’s proficiency and leadership ensure the seamless delivery of complex mechanical solutions bespoke to client needs and industry standards.

As Project Director, John Quinn brings over 30 years of mechanical engineering and building services expertise to the business. He leads with an emphasis on bespoke solutions, in line with our clients’ requirements with project excellence at the forefront. John’s stewardship of the project management, technical design, and onsite installation teams guarantees the delivery of superior turnkey mechanical solutions.

As Operations Director, Denis Murphy oversees onsite operations, skillfully aligning site teams with project scopes, expertise, and resources. This is crucial to meet client requirements and keep projects on schedule. Denis has over 35 years of experience in construction, spanning onsite installation and management. He utilises his technical knowledge and a strategic make-it-happen approach to deliver projects smoothly from concept to completion.
As Financial Director, Ted Flannelly brings over two decades of expertise to oversee AirconMech’s financial governance. His astute financial control, risk management, and strategic planning form the bedrock of AirconMech’s finances, guiding sustained growth and our financial trajectory.
As EHS Director, Sean Rath orchestrates AirconMech’s industry-leading safety standards with over 20 years’ experience in health and safety. His forward-thinking and proactive approach has advanced our safety practices through continuous training and site safety protocols. Sean has also guided AirconMech’s move towards sustainable practices as we continue to reduce our carbon footprint across operations.
As Associate Director, David Glynn boasts extensive expertise and 20 years in building services engineering. David leads several of AirconMech’s large-scale commercial projects, most notably our long-standing partnership with Omniplex Cinema Group. A skilled negotiator and project leader, he navigates complex landscapes to deliver successful outcomes. David has played a key role in driving AirconMech’s continued growth, success, and reputation in the industry today.
As Associate Director, Conor Cleary brings over 12 years of expertise in building services engineering and estimating. Leading AirconMech’s estimation team, he ensures accurate costing, forecasting, and budget management. His leadership drives successful project delivery across the commercial, life science, and healthcare sectors. Conor’s strategic input shapes business planning, ensuring projects are delivered efficiently and cost-effectively.
James O’Brien, as Associate Director at AirconMech, leads the purchasing and procurement team, excelling in negotiating contracts and fostering strong supplier relationships to ensure timely resource availability and cost-effectiveness. With over 20 years of purchasing experience across the construction, medical device, agricultural, and food industries, this multifaceted background equips James with a comprehensive understanding of procurement dynamics to navigate complex supply chain challenges with agility and foresight.
